Vivint is a household alarm platform with direct sensors, armed modes, a hub, cameras, an app, and professional monitoring. Eve Door & Window and Eve Motion are smart-home sensors that report state through Matter, Thread, and a compatible controller.
Vivint is the broader professionally installed alarm choice. Eve is the narrower local smart-home sensor choice. This comparison uses current first-party pages checked August 8, 2026. Choose the missing job, not the smaller sensor
A contact sensor can look similar across brands while belonging to a different security process. Write down what must happen after an opening: record state, sound locally, start entry delay, notify a phone, trigger a camera, contact a monitoring centre, or ask a named person to respond.
- Direct state: did the door or window open?
- Alarm state: was the property armed, and should the opening start an alarm?
- Warning: does a resident hear a siren without relying on a phone?
- Evidence: is there a useful clip or only a state change?
- Response: who verifies, calls, cancels, dispatches, and closes the event?
Vivint is built to connect these jobs inside one alarm path. Eve can supply a useful state to Apple Home or another compatible Matter controller, but the controller, notification, automation, siren, camera, and human response remain separate choices.
Current Vivint path
Vivint’s current home-security path covers an installed system built around a hub, security sensors, optional cameras, an app, and service. Its value depends on the written equipment list, installed zone map, communication paths, monitoring plan, account, agreement, and acceptance test.
The current Vivint buying path should be saved with the quote and order summary. Confirm installation, service price, camera history, verification functions, equipment ownership, financing, cancellation, warranty, and promotion. A package label does not prove how the installed system behaves during an event.
Use door/window and motion devices as direct alarm zones only when they are enrolled and tested in the Vivint system. Confirm Home and Away behavior, entry and exit delay, siren, contact order, verification, permit, dispatch rules, cellular or other communication path, and false-alarm procedure.
Current Eve path
Eve Door & Window reports an open or closed contact state. Eve Motion reports motion and includes a light sensor. Both are smart-home accessories, not locks, cameras, sirens, keypads, or monitoring accounts.
Current named models use Thread and Matter. A Thread device requires a compatible Thread border router; Matter control requires a compatible Matter controller. Alarm modes are the dividing line
A burglar alarm normally needs at least disarmed, occupied, and away behavior. A front-door sensor may start entry delay in Away, remain active with different rules in Home, and only chime when disarmed. A motion sensor may be active in Away but bypassed in an occupied mode. Vivint provides an alarm-centred configuration path.
An Eve contact or motion event goes to the controller. The controller can notify or automate, but it does not become a monitored alarm panel because an automation has an “away” condition. If a siren routine matters, test controller availability, Thread reach, state latency, manual stop, false-event handling, phone availability, and recovery after a hub restart.
Matter and Thread: what they do and do not do
Matter defines supported device roles across compatible ecosystems. Thread is a low-power IP network used by many Matter accessories. Neither guarantees identical history, notification, guest-sharing, battery, automation, or diagnostic features in every controller.
Before installing Eve, record:
- Exact model, hardware generation, firmware, and whether it ships with Matter or was upgraded.
- Matter controller and Thread border router serving the property.
- Primary home owner, backup administrator, recovery method, and transfer process.
- Automations that must run locally and what happens if the controller is offline.

Professional monitoring and self-response
Vivint’s main distinction is a staffed response path for tested signals under the selected service. Verify prices, included features, agent functions, alarm verification, contact order, cancellation, dispatch, permits, and what remains if service ends.
Professional monitoring does not guarantee prevention, verification, dispatch, arrival, or outcome. Keep address, contacts, passcodes, keyholders, permits, and test dates current.
Eve requires the household to build the response. A notification must reach a named person, that person must understand the physical device, and a backup must act when the primary person is unavailable. A phone alert without a response owner is only an observation.
Direct opening state versus lock and camera state
A contact reports whether the magnet and sensor moved apart. It does not prove the deadbolt is locked, the latch engaged, the person is authorised, or the door remains physically secure. Keep contact, lock, camera, and alarm state separate.
- Contact open: the door or window moved enough to change the sensor.
- Lock locked: the lock reports a secured bolt state, not closure of the door leaf.
- Camera person alert: a camera classified movement, not necessarily an entry.
- Vivint alarm: an enrolled zone changed under the configured armed condition.
- Monitoring event: an eligible signal reached the provider workflow under current terms.
Cameras and evidence
Vivint buyers should verify exact camera model, power, field of view, recording trigger, plan, history length, person or object recognition, live view, sharing, export, and verification role. A monitored alarm does not prove every camera event is saved or available to an agent.
Eve Door & Window and Eve Motion do not record video. If Apple Home video is required, add a compatible camera and separately verify HomeKit Secure Video, home hub, iCloud entitlement, recording settings, people, privacy zones, retention, export, and outages.
Synchronize clocks and test a direct contact event beside a camera event. Confirm that the household can match state, alarm, clip, and monitoring timestamps without assuming one caused the other.
Range and installed reliability
Vivint sensors and Eve Thread accessories use different radio paths. Neither published range proves coverage at your property. Test through metal doors, masonry, foil insulation, appliances, vehicles, floors, trees, and the final hub location.
- Place the Vivint hub and Matter/Thread controller where they will stay.
- Mount one pilot sensor temporarily at the farthest required opening.
- Trigger each sensor at least 20 times in normal occupied conditions.

Accounts, privacy, and household access

A person who can view smart-home state may not need to disarm Vivint. A person who can arm the alarm may not need camera exports or Matter-admin rights. Remove old access from each system separately after a move, separation, lost phone, contractor visit, or controller replacement.

“Local” is not a single switch. A local sensor may continue reporting to a controller while remote notifications, history, voice control, video, or cross-platform automations fail. Test each required function.
Safe hybrid design
A hybrid can make sense when Vivint owns perimeter alarm, siren, cameras, and monitored response while Eve supplies additional local state for convenience or Apple Home routines. Use one owner per outcome:
- Vivint owns enrolled intrusion zones, alarm modes, siren, and monitoring.
- Eve owns selected contact, motion, or light state in the smart-home controller.
